PROHIBITED PURCHASE CLAUSE
AGENTS must be aware that if they work for a Principal Broker who lists HUD properties through any of its agents, they and/or their immediate family members are not allowed to purchase a HUD home of ANY agent in the state. Questions, confusion and/or concerns should be directed to the Principal Broker or the Listing Agent for clarification.
HUD’s mission is to create strong, sustainable, inclusive communities and quality affordable homes for all.
HUD is not low-end housing, HUD homes vary in price, location, and condition.
HUD homes are sold “as-is.” Some are move in ready, others are not.
HUD homes are not exceptional in any way other than the fact the mortgage used to purchase the home was insured by the FHA. Many factors; single-family residence, condominium, or townhome, room counts, amenities etc. — do not matter. What matters is that the lender used is approved to offer FHA insured loans and that the price of the home fits within the guidelines to qualify for an FHA insurance program.
HUD wants to strengthen America's communities. The Good Neighbor Next Door Program offers HUD owned single family (one-unit) homes to eligible participants at a 50% discount.
Firefighters, EMTs, Teachers pre-K-12, and Law enforcement officers can qualify for a 50% discount on HUD homes.
